We have returned to 2005 pricing.  SOLD & Settled YTD down 8% over 2008.  Inventory accumulation 2009 YTD - 11 Months - indicating a continued Buyers’ Market.  While SOLDS have declined steadily over the last 5+ years, so have listings.  Since 2006, the percentage of listings sold has ONLY dropped 8%.

Jean’s Take on September Statistics

Contrary to what we are hearing on the news every day, across Chester County and in our local neighborhoods homes are selling steadily.  All the statistics seem to be fluctuating under 5% in any direction.   INTEREST RATES are hovering at 5% dipping to 4.75 on some days…this is a key factor in what is driving the market.  Check back in mid-October for detailed YTD analysis.
