Average SOLD Price declined 2.5% from 2007-2008. At mid-year 2008, the inventory accumulation of homes for sale in Chester County was 9 months. By year end it was 8 months.

In the Seller’s Market of 2004-2005, the list price to SOLD price differential hovered at 97% in Chester County. As we have moved into a Buyer’s Market, this differential has dropped to a low of 93% in 2008. Conversely, Jean’s ratio has improved year after year ending near 99% in 2008!

The chart says it all…The Jean Gross Team attributes their excellent statistics to PRICE and STAGING. Staged homes SOLD in half the time and for 6.3% more than unstaged homes. ____________________________________________________________

While SOLDS have declined steadily over the last 5years, so have listings. Since 2006, the percentage of listings SOLD and settled has ONLY dropped 6%.
